Everything You Always Wanted to Know About California Association of Realtors Purchase Contracts...

But No-One Else Would Tell You!

Paul W. Samarin

ATTORNEY AT LAW

Real Estate Attorney Paul W. Samarin explains what you need to know about working with Realtors and their "standard forms."

Attorneys working for the California Association of Realtors have drafted purchase contracts which protect the Realtors from the Buyers and Sellers.  Buyers and Sellers need to learn how to protect themselves.

Sometimes a Realtor will bring you a good deal.  Sometimes you will find a good deal even though the property is listed with a Realtor.  In any event, if a Realtor is involved, his/her boss, or insurance broker, will demand that you write your offer on one of their "standard forms."

That's OK, as long as you know what you're doing.

The Realtors have designed the forms to protect themselves and to get the Buyers to waive their rights without knowing it.  If you don’t know the secrets, you’re going to get burned.

Frankly, the Realtors no longer understand the forms themselves.  Even if you could find a Realtor who wanted to explain it to you, that wouldn't be good enough, because they are not attorneys.

In this seminar, Mr. Samarin teaches you how to "be your own attorney" so you can protect yourself.

Can you answer all of these questions?

Which clauses benefit the buyer and which
    benefit the  seller?

  How  should you take title?

How can you get the best deal?

  Which agents represent which parties?

How escrow really works from start to finish?

How to keep track of Offers & Counter-Offers?

What contingencies are appropriate and what
    should be done about them?

How to get the best information out of a home
     inspection?

What disclosures are required in which situations?

How much is a big enough deposit?

What you should do if escrow fails to close?

    How to avoid lawsuits!

Your Realtor can't, and won't.

Arm yourself with the information you need before you need it.  When you know more about the contract and the transaction than anyone else involved, you have a great advantage in engineering an outcome most favorable to you!
